September SFR Housing Market Update for Clayton County, Henry County, & Tri-Cities | South Atlanta Moms

Clayton County had 180 (226 in August) single-family home sales in September. Still an increase from 159 in July. The average current listing price is $267,833 ($310,677 in August and $315.007 in July) and the average sold price was $290,305 ($260.152 in August and $267,047 in July). The average days on market (DOM) was 24 (34 in August and 39 in July).  At this very moment, Clayton has 517 homes on the market. This is a slight increase from 491 last month. In addition, there are 131 homes that currently have contracts.  Out of the homes that sold, the highest sold price was $587k.  $1,950,000 is still the highest listing price.

 

Henry County had 287 (300 in August and 279 in July) single-family home sales in September. There were 305 listings in June. The average current listing price is $ 449,927 ($452,673 in August and $447,429 in July) and the average sold price was $377,657 ($383,085 in August and $379,521 in July). The average days on market (DOM) was 30 (29 in August and 36 in July).  At this very moment, Henry has 803 (772 in August and 757 in July) homes on the market. June had 663 homes on the market. In addition, there are 189 homes that currently have contracts. Looking at the homes that sold, the highest was $1,285,000. Down from $1,845,000 last month.  The highest listing of the active homes is still listed at $3.9M.

 

East Point had 19 (28 in August and 36 in July) single-family home sales in September. The average current listing price is $341,618 ($344,361 in August and $362,074 in July) and the average sold price was $360,421 ($304,357 in August and $273,112 in July). The average days on market (DOM) was 29 (21 in August and 38 in July).  At this very moment, East Point has 119 homes on the market.  In addition, there are 13 homes that currently have contracts.  The highest sold property was listed at $ 780,000 ($427,500 in August and $385K in July). The highest current active property is still listed at $779,999.

College Park had 17 (11 in August and 20 in July) single-family home sales in September. The average current listing price is $380,621 ($432,060 in August and $440,271 in July) and the average sold price was $369,855 ($298,067 in August and $338,131 in July).  The average sold price in June was $400,886. The average days on market (DOM) was 28 (28 in August and 36 in July).  At this very moment, College Park has 51 homes on the market.  In addition, there are 10 homes that currently have contracts. The highest currently listed property in College Park is still $1,075,000. The highest selling property was listed at $750,000.

 

Hapeville had 8 (8 in August and 3 in July) single-family home sales in September. The average current listing price is $404,099 ($394,725 in August and $388,712 in July) and the average sold price was $352,534 (233,688 in August and $319,133 in July).  The average days on market (DOM) was 40 (29 in August and 45 in July). At this very moment, Hapeville has 19 homes on the market.  There are 2 homes that currently have contracts. The highest selling property in Hapeville was listed at $637,375.
