Clayton County had 178 (180 in September and 226 in August) single-family home sales in October. Still an increase from 159 in July. The average current listing price is $299,521 ($267,833 in September, $310,677 in August, $315.007 in July) and the average sold price was $261,069 ($290,305 Sepetember, $260.152 in August, $267,047 in July). The average days on market (DOM) was 30 (24 in September, 34 in August, 39 in July). At this very moment, Clayton has 542 (517 in September, 491 in August) homes on the market. . We can see an increase in listings per month since August. In addition, there are 131 homes that currently have contracts. Out of the homes that sold, the highest sold price was $1,200,000. $1,950,000 is still the highest listing price. Currently list prices are about 5% less than July prices. Comparing July sale prices to October, October is only 3% less.
Henry County had 251 (287 in September, 300 in August, 279 in July) single-family home sales in October. There were 305 listings in June. The average current listing price is $441,041 ($449,927 in September, $452,673 in August, $447,429 in July) and the average sold price was $375,377 ($377,657 in September, $383,085 in August, $379,521 in July). The average days on market (DOM) was 32 (30 in September, 29 in August, 36 in July). At this very moment, Henry has 844 (803 in September, 772 in August, and 757 in July) homes on the market. June had 663 homes on the market. We can see an increase in listings per month since June. May people think that the later part of the year will result in few listings. This proves otherwise. In addition, there are 144 homes that currently have contracts. Looking at the homes that sold, the highest was $1,450,000. The highest listing of the active homes is still listed at $3.499,000.
East Point had 18 (19 in September, 28 in August, 36 in July) single-family home sales in October. The average current listing price is $338,168 (341,618 in September, $344,361 in August, $362,074 in July) and the average sold price was $293,580 ($360,421 in September, $304,357 in August, $273,112 in July). The average days on market (DOM) was 24 (29 in September, 21 in August, 38 in July). At this very moment, East Point has 134 homes on the market. In addition, there are 12 homes that currently have contracts. The highest sold property was listed at $406,000 ($780,000 in September, $427,500 in August, $385K in July). The highest current active property is still listed at $779,999.
College Park had 12 (17 in September, 11 in August, 20 in July) single-family home sales in October. The average current listing price is $413,764 ($380,621 in September, $432,060 in August, $440,271 in July) and the average sold price was $358,625 ($369,855, $298,067 in August, $338,131 in July). The average sold price in June was $400,886. The average days on market (DOM) was 48( 28 in September, 28 in August, 36 in July). At this very moment, College Park has 61 homes on the market. In addition, there are 8 homes that currently have contracts. The highest currently listed property in College Park is still $1,150,000. The highest selling property was listed at $935,000.
Hapeville had 2 (8 in September, 8 in August, 3 in July) single-family home sales in October. The average current listing price is $393,293 ( $404,099 in September, $394,725 in August, $388,712 in July) and the average sold price was $295,000 ($352,534 in September, 233,688 in August, $319,133 in July). The average days on market (DOM) was 21 (40 in Septembe, 29 in August, 45 in July). At this very moment, Hapeville has 17 homes on the market. There are no homes that currently have contracts. The highest selling property in Hapeville was listed at $300,000.
